As of March 13, 2026, the Canadian federal government has introduced Bill C-4, which includes a new First-Time Home Buyer GST/HST Rebate program. The goal of this initiative is to make purchasing new homes more affordable for Canadians entering the housing market.

For buyers considering new construction homes in British Columbia, this rebate may provide significant savings.

What Is the New GST Rebate?

The new federal policy allows eligible first-time home buyers in Canada to receive up to 100% of the GST paid on a new home, with a maximum rebate of $50,000.

The rebate applies to homes priced under $1 million, with a gradual phase-out for homes priced between $1 million and $1.5 million.

Rebate Structure

The GST rebate is structured as follows:

• Homes under $1,000,000
Buyers may receive up to 100% of the GST paid, capped at $50,000.

• Homes priced between $1,000,000 and $1,500,000
The rebate gradually decreases as the purchase price increases.

• Homes over $1,500,000
No GST rebate is available.

Eligible Property Types

The program applies to several types of residential properties, including:

• New homes purchased directly from a builder
• New condominiums or townhouses
• Substantially renovated homes
• Owner-built homes

These rules are particularly relevant for buyers exploring new developments and presale homes in Metro Vancouver, Langley, Coquitlam, and the Fraser Valley.

First-Time Buyer Eligibility

To qualify for the rebate, buyers must meet several conditions:

• Be a Canadian citizen or permanent resident
• Be at least 18 years old
• Be a first-time home buyer (no home ownership in the current or four preceding calendar years)
• Purchase the home as their primary residence
• Be the first person to occupy the home

Program Timeline

The rebate applies to agreements of purchase and sale entered into on or after May 27, 2025.

Additionally:

• Construction must begin before 2031
• The home must be completed before 2036

Detached properties continue to face softer demand as affordability challenges remain a key factor influencing buyer activity in this segment.

🏢 Apartments / Condos (February 2026):
Apartment sales totalled 824 in February 2026, reflecting a 15.6% decrease compared to the 976 sales recorded in February 2025. The benchmark price for apartment homes is $708,200, representing a 6.8% decline year-over-year, though prices saw a modest 0.5% increase compared to January 2026. Apartments remain the most active property type in terms of sales volume, particularly among first-time buyers and investors seeking more attainable entry points into the market.

Attached home sales showed some resilience, reaching 387 transactions in February 2026, a 7.8% increase compared to the 359 sales recorded in February 2025. The benchmark price for a townhouse is currently $1,046,100, representing a 5.6% decrease year-over-year, but a slight 0.3% increase compared to January 2026. Townhomes continue to attract buyers seeking a balance between space and affordability compared to detached homes, helping sustain demand in this segment despite broader market softness.

Metro Vancouver Market Snapshot – January 2026

February opens with a continuation of the slower pace seen throughout 2025. While January sales across Metro Vancouver came in below last year and under long-term seasonal averages, inventory remains elevated, giving the market time to rebalance. This environment highlights a shift toward a more measured approach—where thoughtful pricing, strong property condition, and clear strategy matter more than speed, and both buyers and sellers are making decisions with greater care amid broader economic and political uncertainty.

🏠 Detached Homes (January 2026):
Detached home sales in January 2026 totalled 300, representing a 21.1% decline compared to January 2025. The benchmark price is $1,850,800, down 7.3% year-over-year (January 2025) and 1.5% compared to December 2025. Elevated inventory levels continue to weigh on this segment, giving buyers more selection and leverage, while sellers face increased pressure to price and position their homes competitively.

🏢 Apartments / Condos (January 2026):
Apartment sales reached 554 in January 2026, a 34.5% decrease compared to January 2025. The benchmark price sits at $704,600, down 5.9% year-over-year and 0.8% month-over-month compared to December 2025. Although condos remain the most active segment, high supply is limiting price stability, with buyers gravitating toward well-priced, well-maintained units.

🏘 Townhomes / Attached Homes (January 2026):
Townhome sales totalled 246 in January 2026, reflecting a 23.4% decline compared to January 2025. The benchmark price is $1,043,400, down 5.4% year-over-year and 1.2% compared to December 2025. Affordability pressures and elevated inventory have shifted negotiating power toward buyers, requiring sellers to adopt strategic pricing and strong presentation to remain competitive.

Overall Summary:
With inventory remaining elevated, buyers continue to benefit from greater choice and negotiating room, while sellers who price strategically and present their homes well remain best positioned for success.
